§ 71-4. Requirements for condominium approval.

Notwithstanding anything in this chapter to the contrary, no condominium project shall be approved by the Planning Commission until the following requirements have been satisfied:

A.
The Planning Commission determines that the proposed condominium project complies with the Condominium Act, the applicable provisions of Chapter 285, Zoning, and the site plan review and approval process set forth in Chapter 238, Subdivision Control, of the Code of Ordinances of the Township of Grosse Ile.

B.
The proposed condominium project, if abutting a portion of a public road, must have said public road improved to the boundary of the project site.

C.
All site condominiums shall comply with the design standards of § 238-7 and required improvements of § 238-8 of Chapter 238, Subdivision Control. All site condominiums shall be reviewed following the procedures of §§ 238-4 through 238-6 of Chapter 238, Subdivision Control.

D.
All condominium units shall be served by the Township public water and sanitary sewer system.
